When a space no longer meets the user's needs, the choice comes down to whether the existing structure can be adapted or whether a clean break is more cost-effective.
Renovation

- Faster timeline — 3–6 months for a typical office fit-out
- Challenges: working around existing services, matching new finishes to old
Rebuild
- Full demolition and new construction on the same site
- Higher upfront cost but longer design life
- Timeline: 9–18 months depending on approvals and scope
- Challenges: temporary relocation, waste disposal, new RAJUK submissions
We typically recommend a renovation when the existing layout, ceiling height and structural grid still serve the intended function. A rebuild makes sense when the client wants a fundamentally different space configuration or the existing fabric has reached the end of its serviceable life.
